Construction Project Manager
Project Manager (Mid-Level) – Retail Construction
RPD Builders | Palm Harbor, FL (Tampa Bay Area) | ~50% National Travel
About RPD Builders
RPD Builders is a new construction management firm dedicated to the growth of an expanding national retail portfolio. We are partnered with a single retail partner delivering white box buildouts, store reformats and remodels, and new locations across the country, all on accelerated timelines. Because we’re focused on a single, closely aligned retail partner, our work runs differently than traditional commercial construction: a consistent brand standard, a steady flow of projects, and a shared commitment to opening stores on time.
RPD is a new firm led by people with decades of retail construction experience. Joining now means helping shape how we work from the ground up.
About the Role
As a Project Manager, you’ll own 3-5 projects at a time, typically $1M–$3M each, in markets across the country. From buyout through closeout, you’re accountable for delivering each store on time, on budget, and to standard.
This is a field-forward role. You’ll be based out of our Palm Harbor office and spend roughly half your time traveling to your projects, providing regular on-site oversight. Being present on your job sites lets you verify progress firsthand, catch issues early, and keep superintendents, trades, and our retail partner’s teams aligned.
Above all, we’re looking for someone who runs projects without surprises. That means seeing problems before they happen, communicating early and honestly, and never letting the first sign of trouble show up at the end of the job.
What You’ll Own
- On-site oversight: Travel to active project locations to monitor progress, quality, and safety, confirm work aligns with schedule and budget, and support superintendents in the field.
- Project financials: Build budgets and estimates with our estimating team, forecast cost-to-complete, and manage change orders with clear documentation and justification.
- Subcontractors: Bid, buy out, and award trade packages in markets nationwide. Write clear scopes, enforce them, settle field disputes, and keep subs accountable.
- The full project lifecycle: Manage buyout, subcontract awards, permitting, construction, and closeout across multiple sites at once.
- Schedules: Keep project schedules current on fast-track timelines and make sure the field team has what it needs to hit every milestone.
- Partner and design coordination: Serve as the main contact for our retail partner’s project stakeholders, architects, and consultants, and lead weekly OAC meetings.
- Quality and brand standards: Deliver every location to the brand’s specifications and uphold RPD’s quality and safety programs.
- Reporting: Track and report job status using Procore, Smartsheet, and Microsoft Office, giving leadership a clear, accurate picture at all times.
Your First Year at RPD
Months 1–3: Get grounded
- Learn how we use Procore and Smartsheet, and complete your first full monthly budget forecast.
- Get to know the brand standards, our growing subcontractor network, and the regional trade markets you’ll be working in.
- Visit active job sites to meet field teams and establish a regular site-visit rhythm.
Months 4–6: Take the lead
- Assume full financial and operational control of 1–2 projects, with every change order properly vetted.
- Run weekly OAC meetings that are focused, decisive, and productive.
Months 7–12: Deliver consistently
- Open your stores on schedule, at or under budget, and to brand standard.
- Build a reputation for reporting that leadership can rely on, with no surprises at closeout.
- Serve as a full mentor to our Project Coordinator.
Who We’re Looking For
- Based in, or willing to relocate to, the Tampa Bay area (Palm Harbor)
- Able and willing to travel nationally approximately 50% of the time
- Hands-on experience managing commercial tenant improvement and/or retail projects (white box, remodel, or ground-up) in the $1M–$5M range
- Experience delivering on accelerated or fast-track schedules
- Specific stories, not general claims. Tell us how you recovered margin on a troubled job, kept a fast-track schedule on course, or found a value-engineering savings.
- A proactive, transparent communication style: you flag risks early and bring solutions with them
- Confidence holding subs to their commitments while juggling multiple active sites
- Working fluency in Procore, Smartsheet, and Microsoft Office
What RPD Builders Provides
- The right tools: Procore, Smartsheet, and field technology from day one, plus dedicated training time as we build out our systems.
- Authority to act: $5,000–$10,000 in discretionary spending to fix field problems without waiting on VP approval.
- A real team: Support from a dedicated (or clearly assigned) superintendent on each project, so you’re not building your team from scratch on every job.
- Consistent support: A weekly 30-minute check-in with your manager on active projects, budget variances, and critical-path items, plus a monthly one-hour mentorship session with a Project Executive or VP focused on your career, not your to-do list.
